New Home Design for a Narrow Block

Contemporary Single Storey Extension & Renovation

This 1940’s traditional home was extended and completely renovated to cater for a family of 5 (mum and dad and 3 young daughters). The kitchen was in the middle of the house and lacked a lot of natural light. There also wasn’t a good connection between the indoor living spaces and the outside rear yard. The owners also wanted another bedroom and an indoor/ outdoor sun room that would link the internal living areas to the outside.

The solution was to move the kitchen to the east side of the house where there was an existing carport. The carport roof was retained and new walls were built to accommodate the new kitchen. The highlight windows above the overhead cupboards allow for lots of natural morning light to enter the space. In addition, there is a window above the sink and a full height window between the benchtop and the pantry.

The existing living room was converted into a 4th bedroom and by removing the kitchen from the centre of the house it allowed for that area to be opened up into a large living and dining space. In order to get light into this new living area the roof and ceiling were modified to allow for a new large skylight which lets in lots of natural light.

A new indoor/ outdoor sun room was added to where the existing pergola was on the north face of the house. This space has frameless glass bi-fold doors between the outside as well as another set of glass doors between the new large living area. 

The sun room doors are left open to the outside during the warmer months but are closed off during the winter. During the colder months the glass doors between the sun room and the living area are then opened up to make a very large internal living space.

Also, because the sun room faces north, it captures the winter sun during the day and then releases that captured heat later in the evening to keep the house warm during the cold hours of the night. This use of passive solar design reduces the owners energy bill considerably on an annual basis.


New Single Storey Contemporary Home Outdoor Garden

The owners of this property have a large 1300m2 property in Dalkeith. The original house on the block was a 1980’s project home which we designed a complete renovation of several years earlier. 

After living in the renovated home for a few years, the owners decided they needed to have a large indoor area where they could entertain friends, family and guests, which they didn’t have the space for in the existing home. It was then decided to design a pavilion situated in the rear yard, which was at the time unused and a waste of space.

The idea was to push the pavilion as far back to the rear of the block as possible, in order to take advantage of the northerly aspect. The pool was situated between the existing home and the pavilion to provide a focal point for the whole outdoor area.

The pavilion has an open plan living/ dining and kitchen space with a series of glass bifold doors opening up along the north elevation and overlooking the pool and outdoor area. There is also a bathroom and WC/ powder room.

New 2 Storey Federation Home Front Exterior

The owners of this property are a mature couple with grown up adult children that have left home.  The existing house on the property was a character federation home on a 718m2 sub-dividable corner block in Victoria Park. 

The owners wanted to retain the existing home and build a new home on the rear of the property, which also has a  street frontage. In order to achieve the minimum area for the new lot, a small section of a bedroom to the existing home had to be removed. The new lot was 270m2 in area with a 18.75m frontage and 14.4m depth.

The owners wanted their new home to have 3 bedrooms and 2 bathrooms which were to be located on the first floor. Also on the first floor is a large open combined study/ sitting area. The ground floor has an open plan living/ dining/ kitchen opening up to an alfresco area. There is also a home theatre, powder room and double garage with store and laundry.

At the time, council planning policy required new houses built in that specific precinct to have a distinct Federation aesthetic to reflect the other older homes in the vicinity. As a result, the exterior of the home was designed to have a very strong Federation look. Although the new home is just over 280m2 in area, it looks much larger than it is, mainly due to the wide frontage of the new lot.

Ultra Modern 3 Storey Extension & Renovation Exterior Front Entry

The original 3 storey home on this property was built in the 80’s and designed by an architect  for himself and his family. The current owners purchased the property with the intent to extend  and renovate what is a dated but well built home for themselves and their 3 young children.

The design includes renovating and extending the existing home on all 3 levels and creating a 4th level roof terrace which will have sweeping views of the river. All levels will be linked by a new lift as well as a redesigned new staircase. As well as extending to the rear, the original house is to be extended to the front.

The basement garage is to be extended to cater for 4 cars and there will also be a home theatre and wine cellar on this level. The ground floor will be extended significantly to have a very large games/ entertainment room at the rear of the block and will be linked to the other living areas by an alfresco space. The new arrangement of ground floor rooms create a u shaped central courtyard with a new pool being the focal point. 

The first floor will have 4 bedrooms and 4 bathrooms as well as a large retreat. The master bedroom and retreat both open onto a large balcony which will have river views. The other 3 bedrooms on this level overlook the rear courtyard and pool below.

The owners of this property purchased it with the idea of demolishing the original 1950’s style home and replacing it with a large 3 storey new home with extensive views of the river. The ground floor boasts a triple garage, study, home theatre, art room and large informal living areas including a kitchen with butler’s pantry. The living spaces open out onto a combined alfresco and outdoor living area. All  these spaces are arranged to take advantage of the northerly aspect of the property as well as the pool and spa with surrounding timber deck.

The next level has 5 bedrooms and 2 bathrooms as well as a children’s study and sitting area which open up to a balcony with river views. The upper level contains the master bedroom and retreat, again also opening up to a balcony with sweeping river views. All levels are linked by a lift with an adjacent stairwell which overlooks a vertical courtyard.

This new home has the perfect orientation. The rear faces north and also abuts a golf course fairway. The owners brief was to design a family friendly open, natural light filled energy efficient home using passive design principles.

The ground floor has the main living areas (ie kitchen dining, living) as well as the main bedroom facing the rear yard. This northern orientated outdoor space has  an alfresco area, pool and cabana. The kitchen has a scullery which is also connected directly to the laundry. There is also a gym, guest bedroom, bathroom and 3 car garage on this level.

On the first floor, there are 2 children’s bedrooms, retreat and bathroom as well as a home theatre. There is also a sitting room and study which are connected to a balcony. The study and balcony overlook the alfresco area and pool below and have unobstructed views of the golf course. The first floor roof extends over the rear yard to create a large double volume space which is protected from the elements, whilst still allowing the norther winter sun to penetrate the living areas on the ground floor below.

The home has been designed to have minimal windows facing east and west in order to reduce the amount of heat gain into the home. The home has also been designed to use cross ventilation to naturally cool the  home during the summer months. This will significantly reduce the owners energy bill throughout the year.
