New 2 Storey Federation Home

The owners of this property are a mature couple with grown up adult children that have left home. The existing house on the property was a character federation home on a 718m2 sub-dividable corner block in Victoria Park.

The owners wanted to retain the existing home and build a new home on the rear of the property, which also has a street frontage. In order to achieve the minimum area for the new lot, a small section of a bedroom to the existing home had to be removed. The new lot was 270m2 in area with a 18.75m frontage and 14.4m depth.

The owners wanted their new home to have 3 bedrooms and 2 bathrooms which were to be located on the first floor. Also on the first floor is a large open combined study/ sitting area. The ground floor has an open plan living/ dining/ kitchen opening up to an alfresco area. There is also a home theatre, powder room and double garage with store and laundry.

At the time, council planning policy required new houses built in that specific precinct to have a distinct Federation aesthetic to reflect the other older homes in the vicinity. As a result, the exterior of the home was designed to have a very strong Federation look. Although the new home is just over 280m2 in area, it looks much larger than it is, mainly due to the wide frontage of the new lot.
