We offer a site visit consultation as well as a detailed site analysis to determine what is possible, practical, and financially viable. We assess zoning, setbacks, orientation, access, slope, and service infrastructure, identifying opportunities and constraints. This upfront due diligence helps ensure confident, informed decisions and reduces surprises later in the process.
Option 1 - Site Consultation (Pre Purchase Advice)
- Architect visits the site and advises the client of the possibilitise and possible restrictions of building on the site.
Option 2 - Site Consultation and Site Analysis (Pre Purchase Advice and Report)
- Architect visits the site together with the client and advises of the possibilitise and possible restrictions of building on the site.
- Determine the zoning of the property and assess if the zoning allows for a single residential dwelling to be built.
- Determine if there are restrictions based on the R-codes and local planning policy (of the loacl council) which will detrimentally affect what can be built on the property.
- Confirm location of the sewer and if it will affect building on the property.
- Investigate if there are any caveats on the property title which may affect future development of the site.
