We provides architectural services for new homes as well as extensions and renovations to existing properties.
We use the Design and Build Method because it ensures that a client’s budget and timeframe can be met whilst making sure that the build quality of the project is maintained at the highest level.
Our unique Process is quite involved. We don’t like taking shortcuts because we know that they will cost the client, time and money in the long run.
Doing the job properly to ensure that the client’s project is completed exactly the way the it was intended, is of the highest priority for us. The various stages of the Process include:
1. Pre Design
- Architect assesses the Client's needs and requirements for the project.
- Architect selects a Builder for the project.
- Builder provides preliminary information regarding potential cost issues.
2. Sketch Design
- Architect prepares a sketch design based on the Client's needs and requirements.
- The sketch design is a basic floor plan/ layout indicating the arrangement of rooms in the home.
- Builder provides a cost estimate of the project based on the initial sketch design.
3. Concept Design
- Architect develops the design further from the sketch design after input from the Client as to whether any changes are required.
- Architect prepares concept drawings of the project which are more detailed than the sketch design and which includes:
1. Sketch of the proposed site plan
2. Sketches of the proposed floor plans
3. Sketch of the front elevation
4. 3 dimensional images of the front exterior
- Builder provides a cost estimate of the project based on the completed concept design.
4. Design Changes and Design Development
- Architect makes changes to the original concept design based on client feedback.
- Changes are made until the design has been finalised.
- Site and floor plans are updated and detailed to include materials and finishes.
- All external elevations are completed and detailed to include materials and finishes.
- 3 dimensional images of the exterior are revised (optional)
- Builder provides an updated cost estimate based on more detailed drawings and material/ finishes information.
5. Pre Planning
- Architect submits finalised design drawings to council for written planning advice.
- Council will advise if a planning application is required to be submitted.
6. Planning Application
- Architect prepares planning application drawings and documents and submits to council for planning approval.
7. Construction Drawings and Schedules
- Consultants such as the structural engineer are employed for the project.
- Architect prepares construction drawings whilst co-ordinating the engineer to complete structural drawings. Architectural drawings include :
1. site plan
2. floor plans
3. ceiling plans
4. roof plan
5. elevations
6. cross sections
7. construction details
8. electrical and lighting drawings
9. kitchen, ensuite, bathroom and laundry design
- Architect co-ordinates any other consultants required for the project.
- Schedules of materials, finishes, fixtures, appliances, colours are finalised.
- Architect co-ordinates with Building Surveyor to ensure all requirements have been met prior to applying for a building permit.
- Builder has all the information to provide an accurate final price to build the project.
- Drawings are submitted to council for a building permit.
8. Building Contract
- Owner signs contract with the Builder to build the project based on the Builder’s final price.
9. Construction
- Builder builds the project based on completed construction drawings and schedules.
- Architect, Builder and consultants work together as a team during construction to ensure the project is built to a high standard and completed on time and on budget.
