This new home has the perfect orientation. The rear faces north and also abuts a golf course fairway. The owners brief was to design a family friendly open, natural light filled energy efficient home using passive design principles.

The ground floor has the main living areas (ie kitchen dining, living) as well as the main bedroom facing the rear yard. This northern orientated outdoor space has an alfresco area, pool and cabana. The kitchen has a scullery which is also connected directly to the laundry. There is also a gym, guest bedroom, bathroom and 3 car garage on this level.

On the first floor, there are 2 children’s bedrooms, retreat and bathroom as well as a home theatre. There is also a sitting room and study which are connected to a balcony. The study and balcony overlook the alfresco area and pool below and have unobstructed views of the golf course. The first floor roof extends over the rear yard to create a large double volume space which is protected from the elements, whilst still allowing the norther winter sun to penetrate the living areas on the ground floor below.

The home has been designed to have minimal windows facing east and west in order to reduce the amount of heat gain into the home. The home has also been designed to use cross ventilation to naturally cool the home during the summer months. This will significantly reduce the owners energy bill throughout the year.
